Update on a post from a while back...WA resident. Lived in current home for 3 years. Have paid all dues to HOA (master association). Found out last year that there has been a sub-association since 2015. Was previously run by the home builder (Lennar). They transferred ownership of the sub-association to homeowners last summer and formed a board for the first time. Board is claiming everyone in the neighborhood owes thousands of $ in back dues, late fees, lawyer fees, etc.
Spoke to the new board. They said that while the sub-association was managed by Lennar:
Sub-association did almost nothing to maintain community. Sub-association wouldn't bill homeowners until they tried to sell their homes. What money there was ended up being siphoned into other projects. This was against the CC&Rs. My home was not maintained per the CC&Rs. Only maintenance performed on my home was a power washing two years ago. Sub-association is required by CC&Rs to have insurance on buildings. It has never and still doesn't have this. They broke state laws governing HOAs.
Given all this I offered to pay half of what the new board requested, as a "donation," and begin paying dues. Since the HOA had been breaking all the rules up until now this seemed fair. Plus, the financial records are a mess. Board declined. Pay us the full amount or we foreclose your home.
Reached out to a few dozen lawyers. Most wouldn't spend a second of time on this unless I emptied my bank account onto their desk. Of the few that would speak with me, one has taken my money and spent three months determining that there's not much I can do.
My only option seems to be to lose my savings or my home. Can small claims court help? Can I sue the board? Is there any way to hold HOAs accountable, aside for waiting three years for an election and running for a board position?

We are looking to relocate from Orange County down to Murrieta/Menifee as first time home buyers with two small children (1 & 3). I need some opinions regarding the area and school districts. What would you do!
We are debating between 3 communities:
Willow Springs, Murrieta - Smallest layout, highest price, best schools - Monte Vista Elementary
Prairie Crossing - Layout preferred, middle price, no community pool - Winchester Elementary
Rockport Ranch - Good layout, cheapest price, next to an egg farm (will it smell??) Menifee schools - Southshore Elementary but then Pinacate (1/10?)

My girlfriend and I signed off on a brand new construction build in Menifee, CA at the end of March. The builder is Lennar and we were able to negotiate a couple of incentives. All closing costs completely paid for, buy down rate for 30 yr fixed @4.99, discounted upgrades through design center, and 2 years of free HOA.
Here are our income details. Combined income 110k with 40k in student debt (in deferment). Zero credit card debt, no car loans, etc.
Home financial details below: Home purchase 497k (it’s already gone up 20k so we have unrealized equity so far) 13k homesite premium (new lots require this) 16k solar panel system 16k ceramic tile flooring upgrade.
542k total with 42k downpayment at closing.
More details $100 monthly HOA $200 monthly PMI $795 yearly home insurance through Lennar tax rate with supplemental assessments included is 1.9%. (This one hurts) it’s roughly about $9500 yearly. We have no kids just 2 dogs. I am 25 she is 23. 4 bd 3 full bathrooms 2600 sq ft, 7000 sq ft size lot.
All in all, it’s about $3800 monthly for 30 years but we plan to pay $4500 a month to get it closer to a 15-20 year term. We make very little money but we are beyond frugal. In the past I’ve accumulated over 100k in less than 5 years, but unfortunately most of it is upside down (stock market Yolo mistakes).
We are very excited to be moving in end of August and have already reached out to local utility providers to get concrete numbers on what our expenses will be.
We plan to refi if rates get below 3% in a few years, plus by then PMI will get waived. Every whole percentage is almost $400 in savings per month so if we get lucky in about 5-10 years and lock in at 3% plus no PMI…. our monthly mortgage impounded with everything will be 3k.
What’s your opinion?

Hi everyone, we are couple in early 30s and looking to buy a home in Indy. We saw a couple of new builds coming up in the Franklin township (tremont at lennabeazer homes at Southport) and liked them. Does anyone have reviews about those areas in terms of schools, diversity, crime rates. I did see that the ratings for schools in Franklin township looks good but wasn’t sure how they compare to other areas. I also like the fact that it is a short drive from downtown and has a lot of restaurants in the area.
Is it worth buying here or should I spend a little more and buy something in Westfield/Noblesville area?

To begin with z I have a Lennar home that came with Ruckus ICX 7150 switch which connects the R510 Access Points. I've been in this house for over 3 years with no issues.
My network setup is a Netgear Nighthawk WiFi modem which also acts as a DHCP server for the switch and the APs. The Wi-Fi modem has an isolated 5G Wi-Fi network for work laptop only.
The APs are configured using the unleashed setup on a subnet with a dedicated IP range for all other devices. The APs have 2 networks, 1 for guests and 1 for the home devices.
I have about 50+ devices that connect to the home network.
I also have a Google smart home system.
Now for the problem - * I can stream 4k videos on all TVs * I can use the home network normally on all Apple devices (iPad, iPhone etc.). * But, when it comes to using smart home system like normal voice commands for lights or AC, or even a custom routine, none of those work. * Additionally, I have an Android phone (Samsung) where most of the apps don't work on WiFi (Twitter, Instagram, backups, Formula 1 TV etc.) But some work fine like YouTube. * For some more apps on my phone like Hulu, I can't start streaming, but if I switch to mobile network and start streaming, I can switch it back to home WiFi and it keeps working. * When I try to control the smart home devices using my Android phone on WiFi, I can't connect. But if I move to mobile network and then do the same, it works.
I've tried speed tests, ping tests, route tests using Ruckus and nothing seems off.
Could someone provide me some inputs on where to look further?
I am on the edge of believing that it's the APs which are not working consistently. But swapping those out for new APs is costly, and I want to ensure that it's not my configuration which is causing problems.

I’m a first time house buyer and recently bought a new build from Lennar. In the model home, everything looked great. I did the first walk through and we found that the positioning of the fridge is too close to the wall to the point that I can’t take any of the drawers out.
We took a video and reported this to the agent and Lennar gave us two options - either they’d install a smaller fridge and give us a 1K credit or we can keep the fridge and they’d give us credit in the same amount. Later when I told them that I checked with my contractor on how much it would take to fix this, they claimed they had installed the wrong size fridge and that the original fridge was supposed to be smaller.
I talked to my RA and they said it wasn’t that big of a deal and that things like this happen all the time.
Even though I’m a first time buyer I’ve done a lot of research, but all of this is leaving a very bad taste in my mouth and I’m honestly considering pulling out. I only have about 5K deposit in the house. My contractor told me it was bad planning and it would be a 7K cost to fix the spacing, so I told the builders either they fix it or give me the 7K credit to fix it myself. Would it be dumb to walk away at this point if they come back and say no?

Me and my wife are passively looking for a starter home to move into. We never considered reaching out a realtor as it was our understanding people don’t go to them unless they are really serious. Long story short we recently found a dream house (Lennar new build) and at an affordable price. Turns out the old buyer’s financing fell through and they are selling it at a discount. We really want to go for this house but want to understand the risks of not having a agent representing us. It it really a big deal or is there anything we can make ourselves aware of before going ahead?

What’s the correct term to look up? We are going to DIY a master bathroom remodel. We went to a relative’s new Lennar home and saw that it had a seat built in and was a shower kit. I don’t know any other details, but have been trying to find it online and haven’t found any. The current bathroom has a beige/tan walk in shower with the seat built in, so I would like to do the same but with a white kit.
Edit: we have two bathrooms in our home. The master bathroom is shared by my husband and I and the two toddlers from time to time. The hallway bathroom is shared by my SIL, parents-in-law (57/61), and the two toddlers (for when they want to do bath time). The current configuration is shower in master and bathtub in hallway. Should I swap this configuration or keep as is or turn both into showers? This home is not my forever home (at least I hope not), but I do need to make sure it is baby friendly and elder friendly too.

With the signing of a bill that will affect migrant workers in Florida, I wanted to see what others are thinking about how this will affect new construction homes. Many articles are indicating that this should have large impacts to the construction and agriculture industries in Florida, so I'm curious: with the law going fully into effect in July of this year, do you think that getting into a new construction home deal now with a large construction company (i.e. Pulte, Kb, Lennar, etc.) is still an idea to consider?

2023.05.17 09:23 dnomadguy Any Insights about Lennar New Constructions in Newark?
Me and my wife are looking for 4 bed and 2.5 bath < 1.5M since we are expecting a baby and are expecting a lot of family to stay with us while helping with the baby. So, we thought 4 bed 2.5 bath is the best for us although we could do with 3 bed 2 baths.
The Lennar new construction homes at Newark fit our budget but there are a few things that I noticed:
- Proximity to bay. Because of this its always windy, i smell something like rotten eggs. Is there any industrial waste on this side of the bay thats going to be harmful for our health?
- The area seemed barren. I could not spot trees or greenery there. Is it because of the soil or something?
- The area around Lennar communities are fine. But when I came through Thornton, the area seemed too sketchy. How are the crime rates?
- I noticed that there aren’t some of the chain grocery shops like Target, Costco etc. Also there are no hospitals. Does anybody know if there are any plans of these things coming up in the future?
- The roads are super narrow coming out of the garage. And there are no lawns/backyards which we are fine with.
- Bad school district. I feel that in 5 years we will move to a different area. And looking into the past data, I feel that the price of the home would appreciate that would let us sell if needed. Am i wrong?
Me and my wife work in Fremont and San Jose Downtown. And I’m not that healthy and I cant drive more than 30-40 mins 2-3 times a week, which is why we are not looking into the tri-valley area.
I see the price and feel that some cons are ok, but I had a few concerns which it would be great if anybody answered.

2023.05.17 07:24 Farker99 Thoughts on the cheaper, yet new, cookie-cutter type homes?
There are some homer builders that build new homes as efficiently as possible, likely cutting corners wherever possible. Customizations are not available either.
I saw one recently that doesn't seem to bad, but it doesn't have gutters, nor bricks (panel sidings all around) and even heard a floorboard creak while going up the stairs in a brand new house.
I'm not so picky, and the homes overall seem adequate. Friends of mine tell me it's a bad investment to buy such a home. The price is decent, so I was curious if anyone has had experience buying these types of homes (usually builders like LGI or Lennar)
