Hello. I do side jobs like garage door repairs and service. Sole proprietorship, no employees.
I recently talked to the maintenance man at the property i rent, and he said i should sign up as a vendor with the property manager to become their #1 repair guy for that stuff.
Company is Greystar.
They require general liability, for 1M/1M, which i have and presented.
Then also down the line it, Umbrella is not ticked, but "Excessive Liability" is ticked. 1M per occurrence, 1M per aggregate.

I spoke to a broker about getting an umbrella insurance and he submitted my info but nobody ever got back to me. Please help me get set up with this account! Is umbrella the same or would it also cover the excessive liability the same way? Just really confused about this.

I’ve been offered a job in ABQ. Good offer! It’s not my only opportunity but I am heavily considering it. Seems to be good pay for the rents in the area. My issue is I would love to live in a nice complex with a pool… but all the actual apartment complexes have terrible reviews!
I understand folks tend to only post a review when they have a negative comment to make, but it seems like there are a lot of issues with many of them, especially the ones owned by Greystar. Would I be better off with a smaller apartment building/rental with a singular landlord? Any advice is great!

I always see folks in this sub glamorizing the typical post-MBA roles: consulting, IB, tech, LDPs, corp strat, etc.
I’m surprised that more people are not interested in pursuing real estate development. Post-MBA associate pay is around 125k-135k plus 30%-100% bonus which is definitely lower than IB/consulting, but WLB is better and you get to work on some cool shit. However, the real money comes in when you start to get equity in the deals that you put together. A typical promote is 5% which, if your projects are successful, can make you very wealthy in the long run. You also get to see the tangibility of your work product by providing housing, warehouses, shopping centers, hotels, etc. to cities. Essentially, you get to leave a legacy and one day tell your grandkids that you helped put that building into existence.
Another great perk is the flexibility in geographic location. For IB, you’re typically limited to NYC, Boston and Chicago for the most part. For development, there’s plenty of job opportunities in Charlotte, Atlanta, Miami, Dallas, Phoenix, Denver, DC, etc.
Similar to IB, numerical analysis is important. However, you’re also exposed to different sides of the business including architecture, design, construction, engineering, law, etc.
While a MS in Real estate is popular and may be helpful for people right out of undergrad, there’s something to be said about an MBA with a focus in RE. The top shops like Trammell Crow, Greystar, etc. hire MBAs and it seems like there are significantly more MBAs than MSREs at these shops.

One question - Does having my Marine Corps Experience add value?

This is just a rant. I have nothing constructive to say. Just let me complain.
Look, the rent here is absolutely bonkers. I know it's bad elsewhere, too, but I don't live elsewhere. I live here and who knows for how much longer.
I get that times are tough for multiple layers of society, but I'm tired of sifting through $1300 basements with a mini fridge and a microwave being listed as "charming garden level apartment - that's bullshit. It's a fucking basement and I'm not going to pay your mortage to live in your basement and have you barge in on me trying to cook dinner on a hot plate everytime you need to do laundry. If you want a roommate, ask for a roommate and make it a fair price. Don't setup a folding table in your basement and call it an apartment.
I'm tired 600 square feet of apartment costing as much as a duplex and being laden with inane drivel like Renter Benefits Packages. You know what a Renter Benefits Package is? A literal fucking scam. You want me to pay you rent, which is already inflated into the realms of batshit "market pricing" (code for profit), and tack on $40 or $50 for "utility concierge" (you mean hooking up the fucking utilities like you have to do everywhere you move?) and mailing me an $8 air filter every few months (which you should fucking do because it's your property)? I get that they also offer credit building, but do you see how predatory that is? And the pool isn't an "amenity" - no one's cleaned it out for years, it's a petri dish.
And yeah - one time a dog pissed on the floor and the 35 year old carpet had to be replaced. That really sucks, sorry for the loss, but demanding $500 of non-refundable pet deposit seems like a real jerk-off way to put some extra dimes back in the piggy bank. I've cleaned more shit out of worse places than these landlords have cumulatively seen throughout their entire lives. Don't be pissbabies - OH NOOOOZ WUN TIEM A KITTY WENT POTTY ON TEH CARPET SO NO PETS PWEEZ!11!!
For landlords who want pAsSiVe InCoMe - try doing what the rest of us do and get a real job. Actually work for a living. Cashing a check isn't a job. Calling a plumber isn't a job. Trying to get out of the 9-5 grind? So are the rest of us. Don't climb your way out of the muck by shoving someone else into it, you sociopath. If you want to rent out a house, be prepared to get your hands dirty. Don't take advantage of a shit situation. Just because you can rake someone over the coals for $3k a month doesn't mean you should. And telling me "the appliances were here before" and you "aren't doing anything with them" is a really pitiful way of telling me you can't Google your way through replacing a belt on a dryer and forcing me to do it. You rent the place with appliances listed, pony up and fix them when they break. Shit doesn't last forever.
How many more luxury apartment complexes are we going to get? How many more complexes owned by Greystar? How long until we surpass that 50% rental rate for the city and the only people who can afford to live here are Instagram influencers? Isn't it great that housing has become a source of (generational) wealth?
And before anyone comes at me with this, "well, buy your own house.": I'd love to buy a house, but Warren Buffet told a bunch of boomers and private equity firms they need to take their Reagan dollars and spend it on housing to get loaded, so here we are. Also, I'm trying to, damn it.
CAN'T WAIT UNTIL IT'S WATER WE'RE COMPLAINING ABOUT, RIGHT?!
P.S.: if you're a "good" landlord, that's great. So happy for you. Join one of those landlord associations and let the others know they're dickbags, okay?

So long story short, I worked for Greystar for 5 months (LOVED IT) but some personal life issues got in the way and I ended up abandoning my job. (Regretful is an understatement) but at the time, I didn’t have a great rapport with my PM so I didn’t think she would understand. I am now wanting to return to Greystar but afraid that I am ineligible for rehire, my question, if at all, how long would it take to be rehired at Greystar?

Quick rundown. I had a rental agreement with Greystar Properties after concluding our term we separated with little fear of deductions and such. The house was lived in but wasn’t destroyed with no glaring issues. Come two weeks after love out and we receive a HUGE BILL of 3000 dollars for carpet and flooring replacement due to pet urine and such.
Having taken video of the floors and photos just Inc are we looked back and cannot see any reasonable issues for this to occur. While there was few instances of our pet having urinated due to anxiety from the uncared for squirrel infestation of 1.5 years that literally broke into our kitchen by way of tearing through its ceiling. I cannot see any other possible instances that caused this and no damage show sim the photos. The carpets were a bit ragged when we first moved in that’s for sure but nothing too much to gripe about. My roster was wondering if it’s our fault as we had them reported to the coding and housing authority a few months before we left and they have even had a summons and have had to do multiple repairs and permit acquisitions they didn’t have before. The maintenance men were horrendous at their job I literally had to corner one of them. And force them to wait for the pest control to come and expose their lie about closing the entry for the squirrels as they kept saying it was done. That and the constant repairs for the bathtub leak where they just covered the holes and the ignoring of calls I’m just exhausted.
Finally im curious how do I go about solving this ? Im 25 and never had this issue as I finally start setting off into life after college lol. Sorry for the long rant and I hope someone can help !

2022.10.28 17:12 aether704 Apartment corporation is attempting to charge me after I moved out months ago. Any chance of negotiating?
For context, this apartment is owned by Greystar.
I moved out of my apartment in December 2021 to relocate for a new job. I had to get out of my lease early, so I paid the remaining dues of the rent at the time I moved out. Unfortunately, I don't have the receipt but I do recall it being over $4000 paid.
I also recall signing all move-out documents and letters and got assurance from the community manager at the time that my account is up-to-date.
A few months ago, I got a notice from Greystar saying I had rent due. It took me by surprise as I moved out about 3 months prior. I called the apartment community to speak with the manager and she told me that my account is up-to-date on their end, my name isn't on the lease, and I shouldn't worry about it.
Now, just recently, I received another notice that I had $1000 due to Greystar. I'm in the middle of resolving this between Greystar and the apartment community. Surely, they must have records of all my previous changes and interactions with them.
Paying $1000 is not much for me, but the timing of it (holidays, rent, other bills) is what's preventing me from paying it at this time. Are there any consequences of me paying this late?
Also, is there any negotiation I could do to at least do payment arrangements? Preferably, I would not want to pay it, of course.

I've landed a new job based in Raleigh/Durham (2 offices) and my GF and I plan to move down from NYC in early Spring of 2023; I'm able to work remotely for a bit before I'm required to be in the office. We're both stoked to experience a new area, and have heard awesome things about Raleigh.
We've started some online exploration of the area and wonder if you Raleigh folk can provide any guidance on housing? Much appreciated in advance.
- We're 27, so we want something quasi-young and fun. That said, more often than not, we'll choose our quiet couch over a crowded bar. We're used to NYC, so we're keen on walkability-- the outskirts of the action are preferable so long as the option to walk there exists.
- We've endured our fair share of large-property-manager leases--Greystar being the main culprit--and have developed an aversion to buildings of the like. We'd live in one again if it's the best option (everywhere is different), but we'll consider alternatives first. We'd be excited about the option to rent a small house or townhouse if the location and neighborhood were right.
- We want a 2 bedroom. Our budget cap is relatively high for the area because we pay NYC rent. That said, we won't squander the opportunity to decrease our living expenses (for reference, with utilities we pay ~$3800/m for our current place).
- Has to be pet friendly. We'll likely get a dog within the first 6-8 months, once we've settled in.
- Golf nearby...I'm an avid golfer and she enjoys it as well. If anyone has intel on the public golf circuit and/or country clubs in the area I'm all ears. I won't join a club immediately, but it's in the medium-term plan.

Hello Reddit! I am a leasing agent in Seattle Washington for Greystar property management. I currently work at a luxury apartment building downtown. When I was hired I was told that I would receive a leasing commission for each lease I secured, for a flat rate of $150 for apartments up to the 30th floor of the building, and 1% of the base rent amount for apartments above the 30th floor. I have worked here for 5 months and not received any commissions. During certain months I was promised double commissions by my manager as an incentive to increase productivity. When I realized this, I sent an email to my regional manager because my community manager who I normally report directly to is on vacation for a month. I did not receive a response to the email. I mentioned my concern to another employee who then brought the issue up verbally to my regional manager during his most recent visit to the office. My regional manager asked me if I had ever received a written breakdown of how our commissions should be calculated. I said no. He then proceeded to tell me how when he was a leasing agent, he received $50 commissions which was a big deal to him and that I should feel lucky. He made me feel like a greedy spoiled person for asking for something that I was promised. Even with my base hourly rate of $20, with Seattle being such an expensive city, it’s sometimes hard to make ends meet. It makes me cry when I have to buy my cat dollar store cat food. At my last greystar property, my manager automatically calculated my commissions and they were always paid in a timely fashion so I never thought to check to make sure they were being paid when I transferred to this property. My office is understaffed, we are missing a manager and an assistant manager, it often feels like a house of cards that is about to collapse. I put in 8.5 hours 5 days a week with a smile, I go above and beyond the duties of my job by filling in for our front desk staff, performing managerial duties, etc. I want to know what my rights are in this situation and what people recommend I do.
