My neighbor and I both had our homes for sale. My home’s sale price is slightly lower than theirs. My neighbor (who is a realtor) posed as a potential buyer and scheduled a house tour of my home. They then proceeded to pour black paint all over my wood floor, kitchen cabinets, and master bathroom and carpet. I believe this was an attempt to reduce competition. It worked because I immediately took my house off the market.
I’ve documented as much as I can and have them entering my home on my google nest. They angled their back and shoulder towards the camera so I can’t see what’s in their hands but their facial profile is recognizable. Also I don’t have any footage of them actually pouring the paint. But they were the only showing scheduled that day.
I’ve filed a police report but my question is: am I likely to win if I sue them for the TOTAL sales price of my home plus repair fees? Or am I only likely to win repair fees?

Hi all, I need your advice.
My partner and I were looking for a house, and about three months ago we went sale agreed. We got a solicitor, they seemed nice and had good reviews. They replied to emails instantly and were very polite - in the beginning.
Three months into the process, we are finding out the seller has not served the tenants the tenancy termination notice (meaning my mortgage won't go through), and my solicitor doesn't even reply to my emails. They only answer calls.
Three months in, after already dropping all other houses we were interested in, setting up the mortgage protection, paying the valuator, sale agreed deposit... Anyways, all I am trying to say, we are extremely angry and disappointed. Shouldn't she have found this out at the start of the process, as soon as we contacted her? Or is this somehow the seller's fault?
My question is - will I get the sale agreed deposit back?
What's the process now - I am guessing I still have to pay my solicitor for their "work" ?

By some miracle I’ve finally closed sale and got the keys for a new build.
Problem I’m having now is with broadband. The development should be wired up for fibre - but none of the ISP’s have my eircode on their system yet and the lads you get through to on the phone are about as useful as a chocolate teapot.
I’m a remote worker - so getting the internet hooked up is a priority for me.
Any idea if there’s any sort of process that I can go through to get the ISP’s to recognise that my house actually exists?

A couple houses down the road from me there was a nice little place just sold to a lovely young couple ( the Newbies ) about a month ago. Their new yard was bordered by a double layer of nice bushy trees on 3.5 sides, which was part of the appeal. Having lived in the city, privacy was #1 on their forever home list. The property itself is surrounded by farm land used mostly for cattle.
About 2 weeks ago the Newbies moved in and when inspecting the property they found several of the exterior layer of trees had been cut down, leaving large gaps in their privacy line. These trees kept being downed by what was obviously a chainsaw over the next few days on all 3 sides but nobody ever saw anything in such a rural area. Hearing farm machinery or a chainsaw throughout the day is fairly common and houses are fairly far apart with trees in between them. As I'm the closest neighbor to them they stopped in to ask if I had heard or seen anything. ( I did not ). We started talking and hit it off enough to exchange numbers and social media info and started chatting often.
The trees being cut not only cost them some of their privacy, but protection from the winter storms which can get quite bad out here. It also really bothered them that someone would just cut their trees without permission.
5 days ago I was called over after dark to watch their children as their 3 dogs started acting odd and lethargic. Turned out the dogs somehow ate what the vet is calling tainted meat and 2 didn't make it. The third is fighting and their vet bill is already around $11,000 due to emergency services being needed after hours, multiple surgeries and testing. The vet came back 3 days ago strongly suggesting that they look around their property for potentially poisoned meat and called the police. They came up and searched the property and found some more dead animals nearby and pieces of old steak which were bagged and brought in for testing.
Yesterday the police showed up at Farmers home and arrested him. He literally lives right next door to me so it was hard not to see what was going on..
I called the Newbies to ask if it has anything yo do with their issue and Papa Newbie just told me the whole messed up story. Holy crap. Turns out Farmer is a legit basket case...
The Newbies were approached the day they took their final pre-sold inspection of the property about the trees in the back of the yard by Farmer. Farmer told the Newbies that their tree branches were growing onto his land and affecting the effectiveness of his electric fence ( installed just last fall ). Farmer strongly suggested to Newbies that they cut the double line of trees down entirely. Newbies suggested Farmer moved his fence back a foot instead as Newbies stated ' those trees are older than me''.
Farmer kept insisting once the sale officially went through so the Newbies took out their deed and lo and behold! Farmers recently installed electric fence was actually 3 ft over their property line.
Farmer now has no choice but to move his fancy new fence back minimum 3 feet. Which means he has to cut quite a few of HIS trees and remove stumps on HIS property to do so. We are still cleaning up from the last hurricane so this will be very hard to get done this season and will be VERY expensive. Plus the machinery needed to cut trees and shave stumps this size will put massive ruts in the land which will have to be fixed before allowing the cows back into the main pasture.
This has started other property disagreements as it seems this isn't the only property that was encroached on and it's not the first family harassed.
( when I purchased my home I refused to cut or move several mature trees on my property that were close to the fence line because 1. They were full grown 25+ yr old trees at this point and 2. It would have cost hundreds to replace with saplings and over a thousand to relocate them. They all mysteriously 'fell' during winter storms within that first year. Each of the homes bordering the farmland have been standing 20+ yrs )
From what we can gather Farmer has been waiting until neighbors went to work or a storm that reduces visibility/noise and cut down trees on others' property that he felt were too close to his property.
We found out through a member of the community associated with the police just now that Farmer was officially charged for putting out antifreeze laced meat ( huge no no here ) which killed Newbies dog gradually in a horrendous way ( kidney failure in otherwise healthy dogs ).
Additional potential charges also include vandalism, destruction of property, harassment... charges stem from not just the Newbies but quite a few families with property that borders the farm. I wish I could prove it was Farmer that cut down my trees but given all this I know it was. Newbies dogs weren't the first to die this way in our community either. They were the first to get to the vet and tested before passing away though and many neighbors are beyond furious.
I wonder how this will all play out... but this smells an awful lot like Karma.
They say there's one in every community. But I'm thinking thanks to drugs there's far more than that in this once quiet and calm community.

Desperately looking for some advice. My partner and I sold our home some time ago and have been looking for a new property to purchase but due to limited supply our search has gone for much longer than expected (settlement has already occurred on our sale, we’re staying with family at the moment while we look). After receiving approval in principle for X amount, my role with company A was unfortunately made redundant as of June 30 this year. I’m entitled to a significant redundancy payout.
As a way to retain me, company A have offered a similar role in another department (same salary). HR have advised that if I choose not to take this, I’ll still be paid out the redundancy. I have been exploring my options and company B have offered me a role that pays significantly more (slightly lower base than company A but with a realistic commission structure meaning I’d be earning 50% more than company A). My preference would be to leave company A after June 30, take the redundancy and begin with company B.
To add another layer of awful timing, we are heading overseas from the end of June for 4 weeks (paid annual leave already approved by company A) but my understanding is that if I resign for the redundancy, my leave entitlements and redundancy will be paid out together on June 30.
There’s an auction for a house we love this weekend but settlement is scheduled for July 14th with no flexibility for earlier settlement. Where does this leave us? Seems as though to be safe with the banks I’ll need to stay with company A and lose the redundancy payout and extra salary. Is there any chance company A will allow me to take my annual leave as planned and formally resign after my annual leave (and therefore after settlement) or can anyone think of any other options for us? In an ideal world I receive annual leave for the month of July, settlement occurs on July 14, then I’m paid out the redundancy and begin work with company B when I’ve returned from our trip.

Hello.
Bit of backstory: my wife gave birth at the end of 2020 and subsequently a few months later found out she had cancer and needed chemo and surgery. My father (65), who lives in a different county (we’re both in
England) on his own in my old childhood home, was extremely willing to come down and live in with us until she recovered and help with childcare.
Fast forward to a year and a half and although my wife had complications, she’s now almost completely recovered, but now my father has admitted his complete inability to look after himself at home. He had disability pay for his depression and anxiety preventing him from leaving the house on his own for prolonged periods (which apparently had worsened), but due to missing his PIP review this has now stopped.
My wife and I travelled down on our own (he was too anxious about returning home) and discovered the house in general disarray with rubbish everywhere, a significant water leak causing the basement floor to be partially flooded with a giant tree outside in the well (it’s a townhouse) absorbing most of it. He also hadn’t opened his mail for ten or so years, electing to instead pile them up.
Right off the bat we’ve turned the water off, put a dehumidifier in and started cleaning up the place. I took the mail home and spent 2 days going through the mail and discovered that he has:
- An unpaid homeowner loan with ~£15k in arrears, with ~£70k outstanding in total
- His Personal Independence Payment has stopped as he did not submit a form
- Has ~£1k outstanding debt with the water company; presumably for the large amount of water that has leaked
- An outstanding debt with HMRC for ~£5k for not submitting a Self-Assessment (although for as long as I can remember, he hasn’t been self-employed?)
Obviously he doesn’t have the money to pay any of this, and I’m concerned that they will try and repossess his house. In the long term, I’m actually considering sale of the house and using the money to buy us all something bigger (My wife & I’s house isn’t equipped to deal with all of us!) but I suspect that any sale would result in the homeowner loan debt being taken from it. In the short term I’d like to get my dad back on PIP and ideally leaving in a home nearby where he can come visit us and his Grandson.
What are the best steps here to progress? My wife has mentioned power of attorney in order to alleviate the stress of having to get my dad to permit me to speak on behalf, but I’ve not spoken to any of these companies yet as I’m not sure what I need to say and how to progress.

Looking for a town with similar vibes, breweries, restaurants, cute downtown. Being near the water isn’t necessary but a plus. We are thinking Savannah might be an option.
We are planning on starting a family soon so would like a family friendly location with good schools.
We are politically to the left, would like diverse, artsy communities. Trying to avoid communities with Trump flags everywhere.

I’m a nurse, what hospitals are good to work for and what hospitals aren’t good to work for? Also what should I expect salary wise as a nurse with 2 years experience? In Florida I make 36/hr, would it be comparable?

2023.05.30 10:20 snakesnake9 Liquidating investments and transferring them internationally when moving countries (UK/EU)
Just wanted to get some perspective/input on my situation.
I've lived in the UK for several years and am now moving back to my home country in the EU which uses the Euro. I've got a fair amount of savings (GBP denominated) in a UK share and fund trading account which I will need in about a year or so for a downpayment on my house purchase back home.
What I have been thinking about is whether I should liquidate all these investments in the UK now and transfer them to my account back home, or wait until the money is actually needed? The points I've been thinking of are:
For transferring:
- Remove EUGBP currency risk. Right now as its a UK trading account, then even though many of the underlying investments are in EUUSD/JPY funds (though overweight the UK), then at the point of sale they all get transferred back to GBP before I convert them to EUR (which I will need for my house purchase) when I transfer the funds back to my bank account back home.
- Just another administrative step removed between having the funds exactly how and where I need them, however this isn't to say that I don't trust the international financial system for enabling me to do this at some point in the future.
Against transferring:
- My money is all already invested, all I'd be doing is putting the money into some funds (probably some relatively low risk ones and well diversified) in a different trading account, probably accessing a very similar investable universe that I'm in now. Which sort of makes me think why bother a bit.
What do people think?

| Hello all, I was wondering if anyone might be able to help sketch up a concept for how to update my 1970s house to something more contemporary, specifically the Kitchen/Dining/Living/Games area. My wife and I recently moved into my old family home with our new baby and would like to make the place more livable for the next couple of years, and then sell it. The main problem is that the kitchen is sandwiched between the living room and the games room, leaving little space for a dining area and turning the whole kitchen area into a rabbit's warren. We'd like to open the whole area up, but then don't know where we should put the kitchen! There's a good chance that a buyer will buy the property to knock down the house and subdivide the block, so putting too much money into it won't improve the sale value. We're thinking to knock down both of the internal walls between the Living room and Games room, but (1) a complete job would use up most of our budget, and (2) this doesn't leave much wall space for fridge/stove/sink/storage. We've been told that we could mitigate point 1 by leaving bulkheads in place for both internal walls, but without knowing where the kitchen should go we have no idea what would be best. Thankyou in advance for the help. Some additional details: the games room is an extension, so there's a double brick wall separating it from the kitchen with a wide doorway with bulkhead; the fireplace is also unusable so if we need to we can also remove that; the view from the Living room into the car port isn't ideal, but the carport is not enclosed so there is still some nice view to the front garden in front of the bedrooms. I (31 f) and my ex fiance (31 m) co-habitate a house we bought in 2021. We were together for almost 6 years. His name is on the mortgage and the deed. The initial down payment and paying for closing costs is akin to 12k. Since I was the realtor, I earned a 6k commission I put right back into the house in the form of repairs (minus a $500 tv). After he bought the house, I had some medical issues that made me disabled.
Fast forward to April of 2022. He breaks things off with me. He does not want me to move out. He told me to just keep taking care of the house (I was doing 100% of the chores, child care and mental load) and cooking. He is working and I am not.
Fast fwd again to December of that same year til March of 2023. I am working full time, covering half of the bills and attending school. Nothing in the house is getting done. None of the chores. The kid is being sat in front of the tv every waking moment and is living off of cereal and toast unless I use my 30 minute break from my wfh job to make dinner. I am working 45 hrs and he is working 55 hrs. I am attending 13 credit hours. He still expects me to do everything. Including his laundry.
In March I sat him down and explained that something had to give. He had to start taking on the chores and being an active parent, I had to drop out of school therefore giving up on making an financially independent life for myself or quit my job. We came to an agreement that I would quit my job and pay for the 3 bills that had my name on them. These bills total to about $900 a month. He is working 55 hrs at this point.
30 days later, he stops going to work. I am not working and am a few weeks away from completing my first semester. He says he needs a mental health break and not to tell his mom.
Another month goes by. I pay all the bills I can. I can't afford the mortgage or the phone bill. I go get my own phone bill since he has racked up charges on the bill and it's going to be shut off. He has done nothing but play gta V. I call his mom, she makes it sound like she will get him taken care of and he won't be my responsibility.
What a false statement.
It's almost June, my ex has not sought psychiatric help and his mom has made it clear its not her problem. We have received a default notice on the house as he has not payed the mortgage in 2 months. When he quit his job, I made it clear I couldn't afford to pay the mortgage and he would have to figure it out.
After he came back from his mom's over mother's day weekend, he came to me with the idea of doing a rent to own situation with the house. He would have his dad who is a lawyer write up a contract stating if I paid the mortgage and paid it off, then they would do a quit claim deed to me.
There were a couple other things; my ex wants to keep living in the house. He expects to pay nothing and not do a dam thing around the house or for our child! He seems to think he can just keep living here and play video games! Oh and he wants me to give him 12k to "pay him back for his initial investment ". He thinks he is entitled to this because of the total amount of 2 years of our 6 year relationship I was not employed. Stating he took care of me. Some of that accumulated time is my post partum from our child. Our child who is disabled and the amount of care they need made it impossible for me to have a job. He also expects me to pay the past due balance.
Another piece of information needed is that while we lived with my dad for 2 years, we did not pay a dime for anything! My dad refused. So when the landlord was going to put the house up for sale and my dad could not find other accommodations, he moved in with us.
For the past 2 years my dad has paid rent, provided free childcare and helped with unexpected costs of home ownership. When my ex quit his job, my dad held onto what would have been rent in case we need to move. My dad has stated that if I did enter the rent to own, he would stay here and help more with the bills so I can focus on school and get a good job after I graduate.
My ex sees absolutely nothing wrong with this arrangement of living here while I pay for everything and doing absolutely nothing.
Am I the asshole for wanting my ex fiance to move out if I am entering a rent to own agreement?

2023.05.30 09:41 a_big_will We think our (M36 + F35) neighbour (M60-ish) is taking advantage of us (or planning to) and we're not sure how to handle the situation
This is quite complicated...
TLDR below, but here's the long version:
My wife and I bought a property which backs onto a plot of land containing some old barns. A strips of our land has an easement which grants the owner of the barns with access over our property. When we bought the house the barns were up for sale and they sold soon after. We leveraged this during the sale and we're pleased they are being developed as they are honestly a wreck and a nice looking property will improve the value of our house.
There was a lot of fuss early on as our initial understanding was that a new access road was being built for the barns in an adjacent field (which has been granted planning) but what we weren't told was that the new owner had no intention of actually acting on the planning. I suspect it was simply a backup plan in case we found a genuine, legal way to restricting their access.
While disappointing, our solicitor had been clear from the start that even with the new access road they would still have the right to access our land if they had a genuine reason but the way various parties had purposefully disguised their true intentions until the deal was done definitely caused some frustrations and a tense conversation early on. Ultimately though, once all was said and done I apologised for our part in that tension.
Fast forward a bit, we'd agreed on a line within my property where I planned to build a fence to separate the access road from our garden. Myself and the new neighbour marked it out with stones and shook hands and agreed that I was to build a fence.
Fast forward some more and I was about to install the fence and realised that several of the marker stones had been moved. Instead of just cracking on, I placed some new markers and used some old planks of wood laid flat to very clearly mark out the line I planned on installing the fence.
Then before I even get a chance to email the guy he emails me and threatens us with lawyers saying I'm restricting his legal access. I email him back explaining that I can move the planned line and I've done this from memory because he's moved the markers.
The next day while I was taking the kids for a walk he rings and says he's about to not only "move the obstruction" (planks of rotten wood and a couple of small stones 🙄) but also he's going to remove an existing gate and fence which secure our property from anyone just wandering into our garden. I rush back home and try to calm it down and he's apparently been online and downloaded loads of deeds and plans which he claims not only gives him the right to access the land, it also gives him the right to dig up our garden. In my opinion he was threatening me, he said "I don't want to, but I will" and when I asked why he simply said "no reason".
Before this I was pretty confident I've not said or done anything that I shouldn't and that I understand our rights as I've been talking to a lawyer, but this was apparently new information and my anxiety got the better of me and I had a panic attack. It later turned out to be bullshit.
After pulling myself together I did actually manage to calm the situation down and we agreed a new line (literally a foot away from where I placed the markers) and also some other bits about how high the fence would be etc.
Since then I've been extra amenable with the guy. I think he's a bully, and i genuinely get anxious when I see his car drive over our property, but I just want to be done with him.He's been asking quite a bit of us, like moving that existing gate, installing a signpost, trimming hedges, allowing people to inspect sewerage on an area of our property he has no rights to access etc. etc.
All I've asked of him is to confirm our agreement in writing. In each email I've asked he answers any other questions and avoids that point, or simply ignores my email - he clearly doesn't want to put our verbal agreement in writing.
I'm worried that he plans to cause more stress in the future.
TLDR: Our neighbour and I have been struggling to remain civil while dealing with his access rights over our property. I think he's a bully and he's trying to get his way by being threatening. We just want to be done with him, but before I can move on and install a permanent fence which we both agreed to verbally, I want to get it in writing. He's dodging that request while also continuing to ask us to do stuff for him.
I'm at a loss of how to deal with this guy. My lawyer recommends keeping him happy because if a dispute actually happens then our property will lose value, but I don't want to risk spending a significant amount of money on a fence if he's planning on ripping it out and claiming I've installed it without his agreement at some point in the future. It's driving me and my wife nuts and draining me mentally.
How would you suggest we encourage our neighbour to engage with us properly while not aggravating him further?
